Why obtain pre approval for your new mortgage or re-mortgage?
Most lenders will offer this type of pre approval and is often referred to as either a decision in principle (DIP) or an approval in principle (AIP)
Pre approval for home movers is a very important and a wise decision to make as it has many advantages that put the buyer in a better position. When you find a new house, you will probably have to move fast to secure it. To prevent being delayed you could obtain your ‘approval in principle' ensuring the first steps of the mortgage application and credit scoring have been done. when a credit search is performed a "footprint" is left on your credit file.
Having this in place means you should be able to get the actual mortgage quicker when the race to complete the purchase begins. The ‘approval in principle' is a conditional offer made by a mortgage lender that – provided the information given to them is correct – they will ‘in principle' agree to loan a set amount of money.
How it saves you money
When you negotiate with the sellers they will be more inclined to deal with a buyer that have had their funds approved rather then someone who hasn't. This will make you, the purchaser, more attractive to them and will either allow you to negotiate a little harder on the purchase price or will make your bid stand out more from your competitors.
How you get better service
By having a ‘decision in principle' in writing from a lender will mean that estate agents will know you mean business. It will help show them that you are a serious prospect and not a time waster and this will get conveyed to the seller. The approval will allow them to see your price range and should stop the constant barrage of properties outside of your desired price bracket. All of these points will go a long way in obtaining better service.
